The new Sea Breeze Properties, three-story concrete tilt-up office building features a glass curtain wall and includes the interior build-out of approximately 33,327 SF for the Pima Medical Office and adjacent 4-level parking structure. The Pima Medical tenant improvement was a complete build-out of the first and second floors with upgraded tenant reception lobby, training rooms, classrooms, conference rooms, bathroom simulation space (non-functional) and office space. The parking structure expansion was a four-level, 174 parking space concrete system which tied into an existing parking structure. The process included the removal of poured in-place panels and connecting the two structures. It also included the rework of the access gates to the expanded structures’ new entrance with all new revenue equipment and other services needed to tie into the existing systems, such as lighting, fire alarm, fire sprinklers and code blue systems.
